Garage Floors (Epoxy & Coatings)

Why Your Bare Concrete Garage Floor Needs a Coating

Raw concrete is porous. That means every oil drip from your car, every chemical spill from a project, every splash of water tracked in during a rainstorm soaks right in. Over time those stains become permanent, and the surface starts to dust, pit, and chip from the chemical attack and the weight of vehicles cycling on and off it. A bare concrete garage floor looks worn within a few years of regular use and only gets harder to clean from there.

An epoxy coating seals the concrete completely. Once cured, it creates a hard, non-porous shell that oil wipes right off, stains do not penetrate, and the surface resists the scuffing and abrasion of daily vehicle traffic. The look goes from dingy gray to showroom-clean in a single installation, and it stays that way with basic sweeping and occasional mopping.

Beyond the garage, we also apply industrial-grade floor coatings to commercial spaces, workshops, warehouses, and retail floors where a durable, cleanable surface is needed. The same attention to surface preparation and product quality that we bring to every concrete project in Laredo applies to every floor coating job we take on.

Garage Floor Coating Options We Offer

Not all garage floor coatings are the same. Here is a rundown of what we offer and what makes each option worth considering:

  • 100% solid epoxy: the thickest, most durable option with no solvents — excellent for high-traffic residential and commercial garages
  • Water-based epoxy: a thinner coating that is easier to apply and lower in fumes, suitable for lighter-use residential garages
  • Polyaspartic coating: an ultra-fast-curing topcoat that can be installed and walked on same-day, with excellent UV stability so it does not yellow in sunlight
  • Decorative flake (chip) systems: vinyl flakes broadcast over the epoxy base coat create a speckled look that hides dirt and adds texture for grip
  • Metallic epoxy: pigments that create a swirled, marbled appearance for a high-end showroom or commercial lobby look
  • Anti-slip additives: grit added to the topcoat for wet-environment safety in laundry rooms, pool equipment areas, and commercial kitchens
  • Concrete sealer only: a lighter, budget-friendly option that closes the pores and resists staining without the full build-up of a coating system

We help you match the right product to your use case and budget. A two-car residential garage has different demands than a 10,000-square-foot commercial floor. If your garage slab itself has cracks or surface damage that need to be addressed before coating, we handle that as part of the prep process — see our concrete repair and replacement service for more on that.

Why Surface Prep Makes or Breaks a Garage Floor Coating

The number one reason epoxy coatings peel is bad surface preparation. You can put the most expensive product on the market over a floor that has not been properly prepared and it will delaminate within a year or two. We see it constantly with DIY kits from hardware stores: the floor looks great for a few months, then the coating starts to peel up in sheets, often because the surface was not ground open before application.

Before we apply any coating, we diamond grind or shot-blast the concrete surface to open the pores and create a mechanical profile for the epoxy to bond to. We check for moisture vapor transmission, which is a common issue in Laredo's climate — if moisture is pushing up through the slab, it will break the bond between the concrete and coating over time. We address that with the right primer or vapor barrier product before anything goes on top.

Cracks, spalls, and pits in the concrete are filled and leveled as part of the prep process so the finished floor looks smooth and uniform. After grinding, we vacuum the surface completely and apply the coating in the correct temperature window for the product we are using. In Laredo's summer heat, that sometimes means an early morning start to stay in the right application range. Every step matters, and we do not skip any of them. If your garage needs a new concrete slab before coating, our concrete slab and foundation work can get you started from the ground up.

How long does a garage floor epoxy coating last?+
A professionally applied 100% solid epoxy system with a polyaspartic or urethane topcoat typically lasts 10 to 20 years in a residential garage with normal use. The lifespan depends on how well the surface was prepared, the quality of the product used, and how heavy the traffic is. DIY kits from hardware stores use thinner, water-based formulations and often start peeling within 1 to 3 years. The preparation steps we follow are the main reason our floors hold up so much longer.
How long do I have to stay off the floor after it is applied?+
With a standard epoxy base coat and polyaspartic topcoat system, you can typically walk on the floor 24 hours after the final coat, and drive on it within 72 hours. Polyaspartic-only systems cure faster and can sometimes handle light foot traffic in as little as a few hours. We will give you exact timing based on the product we are using and the temperature conditions during installation, since curing times vary with heat and humidity.
Can the coating be applied to a garage with existing oil stains?+
Yes. Oil stains in the concrete do not prevent us from applying an epoxy coating, but they do require extra preparation steps. We use a concrete degreaser and, in heavy stain areas, a chemical etching or additional grinding to remove as much of the oil contamination as possible before applying the primer coat. We also use a specialty primer on oil-affected areas that is formulated to bond through residual contamination. Skipping this step is another reason DIY coatings fail over old oil stains, and it is something we account for in every job.
